Default having been made under the terms of a loan secured by a security agreement and that certain mortgage executed by McNatt Farms, an Alabama general partnership, on the 19th day of May, 2023, to First Southern Bank, which said mortgage is recorded in the Probate Office of Hale County, Alabama, as Instrument ID Number 246487, at Page 1, and recorded in the Probate Office of Marengo County, Alabama, as Instrument Number: 166599 in Book 2023, at Page 1227; and by reason of such default, having declared all of the indebtedness secured by said security agreement and mortgage due and payable, and such default continuing, notice is hereby given that, acting under the power of sale contained in said security agreement and mortgage, and as authorized by Section 7-9A-604(2) of the Code of Alabama of 1975, as amended, First Southern Bank will sell at public outcry, for cash, to the highest bidder, before the North entrance of the Courthouse, in the City of Greensboro, Hale County, Alabama, at 12:00 p.m., or otherwise during the legal hours of sale on August 11th, 2026, the following described property situated in Hale and Marengo Counties, Alabama, to-wit:

A parcel of land being located in Sections 27, 28, 33, and 34, Township 18 North, Range 4 East, Hale County, Alabama. All lying south of U.S. Highway #80 and north of Southern Railway Company right-of-way. Being more particularly described as follows:
POINT OF COMMENCEMENT & BEGINNING being a ½” pin capped “HOGGLE CA-0585-LS” at a fence corner, purported to mark the Southeast corner of the Northeast ¼ of Southwest ¼ of Section 34, Township 18 North, Range 4 East;
Thence in a Westerly direction along an old fence line, North 88 degrees, 08 minutes, 10 seconds West for 1279.28 feet to a ½” pin capped “HOGGLE CA-0585-LS”;
Thence in a Southerly direction along an old fence line, South 01 degrees, 38 minutes, 15 seconds West for 1290.06 feet to a point, purported to be on the South boundary of said Section 34;
Thence in a Westerly direction North 88 degrees, 00 minutes, 00 seconds West for 506.08 feet to a point on the North right-of-way margin of Southern Railway Company track. Said track having a 100-foot right-of-way width as shown on “Southern Railway Company-Mobile Division-Valuation Section 85-Map 25-Station 12244+19.1 to 12455+39.1” right-of-way map;
Thence in a Northwesterly direction along North right-of-way margin of track, North 71 degrees, 14 minutes, 55 seconds West for 1300.55 feet to a ½” pin capped “HOGGLE CA-0585-LS”;
Thence in a Northerly direction, North 01 degrees, 10 minutes, 11 seconds East for 6267.72 feet to a ½” pin capped “HOGGLE CA-0585-LS” on the South right-of-way margin of U.S. Highway #80, having a 300-foot right-of-way width as shown on “State of Alabama Highway Department-Project No. F-188(29)-Fiscal Year 1984”. Said point being located South 59 degrees, 14 minutes, 35 seconds East for 2013.33 feet from a concrete right-of-way marker on the South side of U.S. Highway #80, purported to mark Station 1154+83.83;
Thence in a Southeasterly direction South 59 degrees, 14 minutes, 35 seconds East for 2019.98 feet to a ½” pin capped “HOGGLE LPLS#22677”, SAID POINT BEING LOCATED North 59 degrees, 14 minutes, 35 seconds West for 323.17 feet from a concrete right-of-way marker on the South side of U.S. Highway #80, purported to mark Station 529+04.5 Ahead – 529+02.6 Back;
Thence in a Southerly direction, South 01 degree, 10 minutes, 26 seconds West for 3090.47 feet to a ½” pin capped “HOGGLE LPLS#22677”, purported to mark the Northwest corner of the Northeast ¼ of Southwest ¼ of Section 34;
Thence in an Easterly direction, South 88 degrees, 02 minutes, 29 seconds East for 1279.33 feet to a ½” pin capped “HOGGLE CA-0585-LS”;
Thence in a Southerly direction, South 01 degree, 10 minutes, 16 seconds West for 1287.94 feet to the POINT OF BEGINNING.

A parcel of land being located in Section 28 and 33, Township 18 North, Range 4 East, Hale County, Alabama. Lying south of U. S. Highway #80 and north of Southern Railway Company tracks. Being more particularly described as follows:
POINT OF COMMENCEMENT being a ½” pin capped “HOGGLE CA-0585-LS” on the south right-of-way margin of U. S. Highway #80 as shown on “State of Alabama Highway Department-Project No. F-188(29)-Fiscal Year 1984” plans and the west boundary of the SE ¼ of said Section 28;
Thence in a southeasterly direction along south right-of-way margin of U.S. Highway #80, having a 300’ right-of-way width, along a curve to the right having a Delta Angle = 8°12’30”, Tangent = 1027.80’, and Length Curve = 2052.08’, for an Arc Distance of 482.62’ having a Chord Bearing S60°13’07”E for 482.60’ to a concrete right-of-way marker at Point of Curvature Station 1154+83.83;
Thence continue in a southeasterly direction along the south right-of-way margin, S59°14’35”E for 765.39’ to a ½” pin capped “HOGGLE CA-0585-LS”, said point being the POINT OF BEGINNING of Parcel II;
Thence continue in a southeasterly direction along the south right-of-way margin, S59°14’35”E for 1247.94’ to a ½” pin capped “HOGGLE CA-0585-LS”;

Thence continue in a northwesterly direction along the north right-of-way margin of railroad, along a curve to the right having a Center Line Length of Curve = 286.56’ and Radius = 3840.08’, for an Arc Distance = 279.29’ having a Chord Bearing N69°06’39”W for 279.23’;
Thence in a northerly direction N01°10’11”E for 2907.57’ to a ½” pin capped “HOGGLE CA-0595-LS”;
Thence in an easterly direction S87°51’06”E for 1676.53’ to a ½” pin capped “HOGGLE CA-0585-LS”;
Thence in a northerly direction N01°10’11”E for 3118.99’ to the POINT OF BEGINNING.

PARCEL THREE – HALE COUNTY
All that part of the Southwest Quarter of the Southwest Quarter of Section 34, lying South of the Southern Railway Company’s Right of Way, containing about 2 ¼ acres; all that part of the South half of Section 33 lying South of said Railway Right of Way, and more particularly described as follows:
Beginning at the Southwest corner of Section 33, running thence North 31 chains to the South boundary of said Railway’s tracks; thence South 68 degrees East along the South boundary of said tracks to the half section line, which point is 16 chains North of the South line of said section, continuing South 72 degrees East with said Railroad to a point where the Railroad crosses the East line of Section 33; thence South to the Southeast corner of said Section 33; thence West 80 chains, more or less, to the Point of Beginning.
All of said property being in Township 18 North, Range 4 East, Hale County, Alabama.

North half of Section 4, Township 17 North, Range 4 East; all that part of Section 3 lying South of Railroad and West of public road leading South from U. S. Highway 80 to the Kirkwood Plantation, all being in Township 17 North, Range 4 East, located in Marengo County, Alabama.

The above property does not constitute the homestead of any Grantor or the spouse of any Grantor.
PERSONAL PROPERTY
All equipment and machinery including, but not limited to, six (6) center pivot irrigators and three (3) large deep wells.
Together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.
Said sale will be subject to the right of way easements and restrictions of record in the Probate Office of Hale County, Alabama, and will be subject to existing special assessments, if any, which might adversely affect the title to subject property.
Said real and personal property will be sold on an “As Is, Where Is” basis without warranty or recourse, express or implied as to title, use and/or enjoyment and without warranty, express or implied, as to merchantability or fitness for a particular purpose.
Said sale will be made for the purpose of paying the indebtedness secured by the above described security agreement and mortgage, and the proceeds thereof will be applied as provided by the terms of said mortgage and security agreement.
The successful bidder must tender a non-refundable deposit of One Hundred Thousand and no/100 ($100,000.00) in certified funds made payable to Reynolds, Reynolds & Little, LLC at the time and place of the sale.
